The first question

Do you need a new roof, or a repair?

Plenty of roofs get replaced that did not need replacing, and plenty get patched when they were past saving. Here is how we decide, and how you can tell before anyone climbs a ladder.

A repair is usually enough when

The covering is sound and the problem is local. Fixing the cause costs a fraction of a re-roof and buys years.

A re-roof is the honest answer when

The covering has reached the end of its life. Patching a failed roof means paying for scaffolding again and again.

We have talked people out of a new roof more than once. A firm that only ever recommends the expensive option is not giving you advice, it is giving you a sales pitch.

Chimneys and leadwork

Repointing, flaunching, cowls and flashing. Chimneys and abutments are where most roofs leak, because that is where the lead is.

The cheapest roof is rarely the cheapest roof
Concrete at £125 per square metre against slate at £195 looks like an easy decision. But you will pay for scaffolding twice if the concrete needs replacing in 35 years and the slate would still have 50 years left. If you are staying, the sums usually favour the better covering.
The rules

Permission, regulations and access

Most re-roofing needs no planning permission but does need building control. Knowing which is which removes most of the worry.
Re-roofing in the same material is permitted development, so no application is needed. It is changing things that triggers permission.
Changing tile to slate, or slate to tileThis alters both the appearance and the weight the roof structure carries. It can need permission, and it always needs the timbers checking first. Slate and clay are heavier than they look.
Building regulations apply to re-roofing even when planning permission does not. If you replace more than a quarter of the roof covering, the work becomes notifiable.
Insulation comes with itOnce the roof is open, current standards apply to the insulation. That is a good thing, it is the cheapest time you will ever be able to do it, but it needs to be in the quote rather than sprung on you later.
Scaffolding is not an upsell. Working at height on a pitched roof needs a proper platform, and any roofer proposing to do a full re-roof off ladders is telling you something about how they work.
What it costs
Between about £750 for a bungalow and £1,650 for a detached house. It is included in every figure our calculator gives you rather than added later.
How long it stays up
Usually a day before we start and a day or two after we finish. We tell you the dates rather than leaving it in your garden indefinitely.
Access and neighbours
If the scaffold needs to sit on a neighbour’s land or oversail their garden, we ask them first. It takes one conversation and avoids a dispute.
Pavement licences
Scaffolding over a public footpath needs a licence from the council. We arrange it where the property fronts the street.
Storm damage and impact damage are often covered by buildings insurance. Wear and tear and gradual deterioration are not, and that is the line insurers apply.
Photograph it before anything movesIf tiles have come off in a storm, take pictures from the ground before any temporary repair. Insurers ask for evidence of the damage, not of the repair.

Breathable membrane, new battens, then the covering, ridge and leadwork. Sheeted every night against weather.

Building control certificate where notifiable, guarantee paperwork, and the site left clean.

Nobody can see the state of the battens and rafter feet until the covering is off. We tell you the rate for that work before we start, so if we find it you already know the cost. What we will not do is discover it on day two and treat it as leverage.

Not if you are re-covering in the same material. That is permitted development.

You may need permission if you change the covering, for example tile to slate, because it alters both the appearance and the weight on the structure. Conservation areas and listed buildings are treated differently and we check your address before ordering anything.

Two to five days on site for most houses once the scaffold is up. Scaffolding usually goes up the day before and comes down a day or two after we finish.

Weather is the main variable. We never leave a roof open overnight, it is sheeted and made watertight at the end of every day.

Often, yes, and we will say so. If the covering is sound and the problem is local, a repair costs a fraction of a re-roof and buys years.

Where a repair is not honest is when tiles are failing across the whole roof or the battens have gone. Patching that means paying for scaffolding again next winter.

The signs are tiles delaminating or flaking across the whole roof rather than in one spot, leaks appearing in different places each winter, a roof line that dips or waves, and daylight visible through the boards in the loft.

Age matters too. Concrete tiles last 30 to 50 years, clay 50 to 80, natural slate 80 to 100 or more.

If tiles came off in a storm, photograph the damage from the ground before anyone touches it. We provide a written report and photographs for your claim and can deal with the loss adjuster directly.
